Your closing figures can include loan charges, settlement services, taxes, prepaid items, and initial escrow funding. Ask for an explanation of each category rather than treating the total as a single fee.

Follow the Cash-to-Close Calculation

The amount you bring to closing reflects more than closing costs alone. Your down payment, deposits already paid, credits, and adjustments can all affect the final figure.

Review Before You Commit

Ask what has changed between your Loan Estimate and Closing Disclosure. Have any unexpected differences explained before signing.

  • Which services can I shop for?
  • Which amounts are estimates and which are confirmed?
  • How will I verify payment instructions directly with the settlement company?
